What the service is

checkmyhouse.ie is operated by Avlas Digital, a sole trader in Ireland (registered business name No. 793798, Companies Registration Office). Address: Park House, The Square, Claremorris, Co. Mayo, F12 HE97, Ireland. Contact: hello@checkmyhouse.ie.

checkmyhouse.ie collects information about a location from public Irish records and presents it in one place. The data belongs to the bodies that publish it (OPW, EPA, GSI, local authorities, Department of Housing, SEAI, PSRA, Property Registration Authority, Department of Education, CSO) and is reproduced under the terms each of them sets for its published data. We are not affiliated with any of them.

Building Energy Rating certificates are public records held by SEAI on the National BER Register under S.I. No. 243/2012. A seller or landlord must show the rating in every advertisement and produce the certificate to a prospective buyer or tenant. We reproduce the certificate on the register for the address you check so that you, as a prospective buyer or tenant, can see it before you view or bid; the certificate and advisory report remain SEAI documents and are reproduced unchanged. A certificate that has expired or been replaced is reported as a matter of history but is not reproduced. Property owners can ask us not to display the entry for their home: see the privacy policy.

What it is not

It is not a structural survey, valuation, title investigation, insurance assessment or legal advice. Public datasets contain errors, gaps and delays. A clear result means the public record shows nothing for that point, not that the risk is absent. Confirm anything that matters with the source, a surveyor and a solicitor before you commit money.

Our responsibility

The report must match its description and be supplied with reasonable care. If it does not, you have the remedies Irish consumer law gives you (the Consumer Rights Act 2022), including a repair, a new report or a refund. Nothing in these terms takes away your statutory rights as a consumer.

Beyond that, the service shows what the public records say on the day of the check. We are not responsible for errors, gaps or delays in those records, for a source being unavailable for a while, or for decisions you take without confirming the points that matter with the source, a surveyor or a solicitor. Our total liability for a report is limited to the price you paid for it. This limit does not apply to anything the law does not allow us to limit, such as death or personal injury caused by negligence, or fraud.

Paid reports

The full report costs €19.99 for one address. That is the total price; we are not registered for VAT, so no VAT is added. You pay once through Stripe, by card or Apple Pay. The report is delivered on screen as soon as payment goes through, and by email as a link that keeps working without an account, with a PDF attached. Payment card details are handled by Stripe and never reach us.

Right to cancel. Under the European Union (Consumer Information, Cancellation and Other Rights) Regulations 2013 you normally have 14 days to cancel an online purchase. The report is digital content supplied straight away, so before you pay we ask you to agree to immediate delivery and to accept that the 14-day right ends once it is delivered. We confirm that in the email with your report.

Refund promise. Separately from the law, we refund in full if we matched the wrong address or a source we rely on returned nothing for the property. Email hello@checkmyhouse.ie within 14 days of buying.

Account and report credits

An account is optional and is tied to your email address; you sign in with a one-time code, there is no password. Anyone with access to your inbox can sign in, so keep it secure. Report credits are bought in packs (3 for €45, 10 for €120, total price, no VAT added) and each credit opens one full report on one address, the same report as a €19.99 purchase. Credits do not expire and are not transferable. Unused credits are refunded in full on request within 14 days of buying the pack; after that they stay on your account until used. Using a credit delivers that report straight away, so a used credit is not refundable, and the report is then treated like a paid report above. You can delete any report from your account: the report, its address and the stored PDF are removed from our systems, which cannot be undone and does not refund the credit or payment. The payment record stays for six years, as the law requires.

Fair use

Personal, non-commercial use, at human speed. Bulk querying, scraping or reselling the output is not permitted; the underlying sources have their own terms for that.

Complaints

Something wrong with a report or a payment? Email hello@checkmyhouse.ie. We reply within five working days and aim to settle it within 14. If we cannot agree, you can contact the Competition and Consumer Protection Commission (ccpc.ie) or use the Small Claims procedure of the District Court (courts.ie).

Changes to these terms

We may update these terms, for example when the service or the law changes. The date at the top shows the latest version. A report you have already bought stays under the terms that applied when you bought it.

Law

These terms are governed by the laws of Ireland. If you are a consumer living elsewhere in the EU, you keep the protection of the mandatory consumer rules of your own country and can bring a claim there.
